First off, my parents are now divorced and my dad has a girlfriend. They’re not married, but she already has a daughter at my age (14) and my half brother who is around six years old now. My mom has custody of both my sister and I, but my mom lost her job, so now we’re kinda of poor and I can’t ask her for anything because I know we’re VERY tight with money, so if I need anything, I usually go to my dad. Ever since we were younger, my sister and I have always been pretty mature about everything, especially the divorce, but when we were younger my dad suddenly told us that we just got a brother (we didn’t even know that his girlfriend was pregnant!) Of course since we were young, we didn’t think much of it and thought nothing was wrong, but now things are different. It’s not that I hate my half brother, but it infuriates me that my father spoils him so much! Since my sister and I understand that little kids need a lot of attention, we don’t really say anything when my father doesn’t pick us up on the weekends like he’s supposed to. Every time we want to spend some time with him, all he thinks about is my half brother. For example: we asked him to take us costume shopping for Halloween and he says no, but then when my brother says he wants a costume he can’t wait to get to the freaking costume shop. We are at ToysRus one day (my seven year old beloved nintendo DS breaks that day) and then my father buys my brother a brand new DS which my brother is probably going to break in 1 month (my stepsister told me he doesn’t even use it), which doesn’t even make sense because he breaks every single game system he ever gets in a short period of time (3 gameboy SP’s and 2 DS’s) and then my father got upset because he didn’t want to buy my sister $ 10 headphones -.- which she only asked for because she didn’t want them to break and to have to ask again. Plus, he bought my sister a $ 100-$ 150 crappy laptop for Christmas(it didn’t even have Microsoft word!), but he decided to get my six year old brother (who can barely even speak properly) a GODDAMN IPAD on a whim(it wasn’t even Christmas or his birthday!). What kind of six year old needs an ipad?! Once, when I asked to go to the library for a book for my project, he said yes but he just HAD to buy a specific toy for my brother or else he would throw a tantrum. My sister and I tell my father that he’s spoiling my brother and is wasting so much money on toys that he’s not going to use or will easily get bored of. I also spent the night at my dad’s house one time and since there is a public pool a block away, I wanted to go swimming. Although, the next morning I got my period but I don’t use tampons (and who wants to go swimming when they have their period anyway) so I told my father, and all he could say was “Oh, Mark’s going to be so disappointed, I’m going to have to take him somewhere else so that he’ll calm down.” It annoys me how he acts like Mark is his only child. I also feel bad for my stepsister because the ground floor one bedroom apartment they live in is so tiny, they barely have any space for her. She’s practically living in a closet and I’m not even exaggerating! He bought so many expensive toys for my brother, that if he didn’t, he most likely would’ve been able to move into a bigger place by now! Also, since my dad is a principal, he always used to encourage us to read (and I really do love reading, video games is just a hobby), but now, he only buys Mark toys. What the hell ever happened to books?! It feels like my sister and I are drifting away from my dad, because before he used to treat us like the son he never had, but now that he has one, it feels like we’re being pushed aside like some kind of insignificant things that never should of been part of his life in the first place! I don’t mean to sound egotistical and spoiled, but if he’s going to spoil his children, he should at least do it equally or he shouldn’t do it AT ALL! I mean, love my dad, but this has gone on long enough! What should I do? What do I say to my dad????

My mother died and left the house to me and my brother. He does not work, has not worked for approximately 3 years. When my mother died her bank account was in my name. I spent every last dime in that account paying utilities for a home which I did not reside – my brother and my sister’s two children lived there. I also spent $ 1000 paying off his car. Once the account was depleted I took over paying everything from my personal checking account which included all the utilities, his life insurance and his car insurance. I’m broke, he’s still not working, the property taxes are due for 2010 (late at this point), and the utilities are in my name so I feel I have to pay them. I have spent thousands of dollars fixing up the house with the intention of moving in because all he ever says is how he wants to leave. Now he has changed his mind and won’t leave, even though I offered him $ in October of last year and he said, “I wouldn’t feel right about taking your money. I wish my name was never on this house”. He now wants to sell the house because he’s “not leaving empty handed”. He won’t mow the grass, he doesn’t take out the trash, he smokes constantly in the house. He basically contributes nothing but stress and headaches for me – complaining about not having cable, cigarettes and food. A few items from the home have been sold to pay utilities – but those were always paid from my share of whatever was sold. He never contributed any money from his share to pay the bills.
What are my legal rights? If we sell the house and split the money can I recoup the money I have paid to support him and fix up the house?
Do I even have to sell the house? Can I just move in, too?

U.S. Homes Lost to Foreclosure Up 25 Percent
LOS ANGELES — Lenders took back more homes in August than in any month since the start of the U.S. mortgage crisis.
The increase in home repossessions came even as the number of properties entering the foreclosure process slowed for the seventh month in a row, foreclosure listing firm RealtyTrac Inc. said Thursday.
In all, banks repossessed 95,364 properties last month, up 3 percent from July and an increase of 25 percent from August 2009, RealtyTrac said.
August makes the ninth month in a row that the pace of homes lost to foreclosure has increased on an annual basis. The previous high was in May.
Banks have been stepping up repossessions to clear out their backlog of bad loans with an eye on eventually placing the foreclosed properties on the market, but they can’t afford to simply dump the properties on the market.
Concerns are growing that the housing market recovery could stumble amid stubbornly high unemployment, a sluggish economy and faltering consumer confidence. U.S. home sales have collapsed since federal homebuyer tax credits expired in April.
That’s one reason fewer than one-third of homes repossessed by lenders are on the market, said Rick Sharga, a senior vice president at RealtyTrac.
“These (properties) are going to come to market, but very slowly because nobody wants to overwhelm a soft buyer’s market with too much distressed inventory for fear of what it would do for house prices,” he said.
As a result, lenders are putting off initiating the foreclosure process on homeowners who have missed payments, letting borrowers stay in their homes longer.
The number of properties receiving an initial default notice — the first step in the foreclosure process — slipped 1 percent last month from July, but was down 30 percent versus August last year, RealtyTrac said.
Initial defaults have fallen on an annual basis the past seven months. They peaked in April 2009.
Still, the number of homes scheduled to be sold at auction for the first time increased 9 percent from July and rose 2 percent from August last year. If they don’t sell at auction, these homes typically end up going back to the lender.
More than 2.3 million homes have been repossessed by lenders since the recession began in December 2007, according to RealtyTrac. The firm estimates more than 1 million American households are likely to lose their homes to foreclosure this year.
In all, 338,836 properties received a foreclosure-related warning in August, up 4 percent from July, but down 5 percent from the same month last year, RealtyTrac said. That translates to one in 381 U.S. homes.
The firm tracks notices for defaults, scheduled home auctions and home repossessions — warnings that can lead up to a home eventually being lost to foreclosure.
Among states, Nevada posted the highest foreclosure rate last month, with one in every 84 households receiving a foreclosure notice. That’s 4.5 times the national average.
Rounding out the top 10 states with the highest foreclosure rate in August were: Florida, Arizona, California, Idaho, Utah, Georgia, Michigan, Illinois and Hawaii.
Economic woes, such as unemployment or reduced income, are now the main catalysts for foreclosures.
Lenders are offering a variety of programs to help homeowners modify their loans, but their success rates vary. Hundreds of thousands of homeowners can’t qualify or fall back into default.
The Obama administration has rolled out numerous attempts to tackle the foreclosure crisis but has made only a small dent in the problem. Nearly half of the 1.3 million homeowners who enrolled in the Obama administration’s flagship mortgage-relief program have fallen out.
The program, known as Making Home Affordable, has provided permanent help to about 422,000 homeowners since March 2009.
Regardless, many troubled borrowers have seen their efforts to get a loan modification stymied.
Larry Book of Winter Garden, Fla., was one packet away from a permanent loan modification from Chase under the Obama administration’s foreclosure prevention plan after more than a year of back and forth and one failed attempt.
But his modification never went through. Instead, his loan was transferred from Chase to IBM Lender Business Process Servicers in July and he was told he owed $ 9,562.62 and must bring his mortgage current by Sept. 15 or foreclosure proceedings will begin.
“It just becomes too exhausting,” Book said about the modification process. “That’s why some people walk away. But I’ve invested too much and given up too much to just let it go.”

here’s the story: I am 21 almost 22 and still live under my parents roof I am going to college and will be done when I am 23 but until then its more particle to stay at home. I’ve been dating this girl for over two years. We met in high school; she was a sophomore and I was a junior. We started dating over the summer and quickly fell in love with each other. Our parents supported our relationship and were happy for us. My parents thought highly of her, and I thought that her parents liked me as well. Even though we were a year apart, we promised each other that we would always stay together.
Then I went to college out of state while she entered her senior year. That fall, I promised her that I would come home for the Homecoming Dance. I bought a train ticket and reserved a 4:15 AM taxi two weeks in advance. The night before I left, I packed my bags and told her that we’d see each other soon. I woke up at 3:30 AM to get ready and meet my taxi. I waited outside from 4 AM to 5 AM, and my taxi never showed up. I had to wake my girlfriend to tell her that I wasn’t going to make it home.
