Question by MrsM: Is it hard to get a secured loan having bad credit (please read details..)?
My sister and I own a house together that is out-of-state that we have been renting out for 2 years. The house was inherited and has been paid off for many years. We have just received notice that our tenants will be moving out in 30 days….just in time for the holidays and my baby due in January! I have come to depend on the extra income, and could really use more money in my pocket, now. My credit is poor, I am unsure about my sister’s….if I were to guess, I’d say hers is average. I’m wondering if it is possible to borrow against our house, since it is an asset, regardless of poor credit? It has been on the market for over a year, and even if we came down on the price, the market is bad right now, especially in that area. There are many similar houses for sale that have been on the market for 100+ days, so I know we can’t count on a fast sale.
I was told by one loan officer that they don’t pay attention to assets, only credit….which to me, makes no sense. It’s like we HAVE this house, free and clear….another form of money sitting 8 hours away, with no way to access it. I have other slight income, my fiance has income, but we have 3 kids and another one coming. I’m a little worried about finances, and having a chunk could really help us. Thank you for any information. I was also curious about those “We pay cash for houses” companies. Are they legit? I assume we’d lose a great amount of the value of the house, but how much? It was appraised at $ 212K, but the value has dropped and an almost identical house down the street is for sale for $ 144K. Whatever we sell it for (if we can), would be divided up between my sister and myself.
As I said, I do have another source of income, so I would be able to pay back a loan. Is it possible to file for Chapter 13, pay off old debts, and still receive a loan? I’m thinking not since filing for 13 would mean a trustee would own my portion of the house….but it doesn’t hurt to ask. No need for anyone to get smart…we all have to learn somewhere. I’m 31 and have never sold a home, nor filed for bankruptcy….never applied for a loan, either. My poor credit has not gotten any better paying anything off….I’m talking 10 year debts I’ve been working on. Yes, I screwed up in my 20s, and I’m trying to fix the problem.
